Minutes of Meeting

August 21, 2008

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7:15 p.m.  Trustees in attendance were Pat Wyre, David Mahowald, and Dan Rystrom.  Also in attendance was Barb Simeona, Association Bookkeeper, and one homeowner.

Minutes of Previous Meeting – The minutes from the July 2008 meeting were not able to be accepted nor amended as there was not a quorum of board members in attendance.

Fire District 40 – There was no representative present to report.

King County Sheriff’s Report – There was no representative present to report.

Homeowner Comments – Nothing to report.

Homeowner Covenant Enforcement Appeals – There was one homeowner present to discuss the covenant violation letter they received. 
They were sent a letter regarding a vehicle that looked in disrepair and a yard that looks un-maintained.

The board discussed all items with the homeowner and came to a tentative compromise regarding timing to bring into compliance.

Security – Pat Wyre noted that she encourages homeowners to call the Fairwood Storefront Sherriff’s office with complaints at 206-296-3846.

She noted that she has not received the information she requested regarding the burglary in the neighborhood in June.

Financial Report – The financial report was accepted as presented.

Treasurers Report – David Mahowald discussed the 2009 budget.  David feels a dues increase is needed.  All expenses should stay the same.  There will be information regarding the need for a dues increase sent out with the annual meeting information.

Architectural Control Report – David Mahowald received four calls in the last month – all non issues.

Common Properties Report – Nothing new on the entryway island electrical issues.

David will contact the contractor regarding the bid on the park improvements.

Pat noted that the landscapers ruined some of the grass at the park.  They are going to re-seed.

Community Events – Nothing new at this time.

Pride In Ownership – Nothing new at this time.  The board needs a pride in ownership chairperson.

Covenant Enforcement – The board reviewed all the homes that were previously in process.  The Covenant Enforcement chairperson was not in attendance to update.

In the last month there were:
10 new letters sent out
1 homeowners complied with violation letters
7 homes are now being fined $25 per week for non compliance

Thank you to everyone that has responded and complied with their letters.

Unfinished Business Report – By law books still need to be given to board members – awaiting master copies.
The CC&R’s have been retyped – are now in the proofreading stage.

New Business Report – Barb shared a letter with the board received from the previous editor of the Fairwood Flyer.  She is no longer with them and has started a Fairwood Community News website.  The web address is:

She will be offering the local homeowner’s associations a link.  This will be discussed further at the next board meeting when there are more board members present.

The meeting adjourned at 8:55 p.m.

The next monthly meeting of the Fairwood West Homeowners Association will be held on Thursday September 18th, 2008 at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.
